There’s the well-known phrase, if it isn’t broken, don’t try and fix it, but at Interbridge Mortgages we disagree. What you have with us is a new tech led lender with systems and proposition built with the customer in mind, but we’re no newbies into the industry. We have a wealth of knowledge in our team, from our board all the way through the company at every level, many of whom have worked most of their careers in second charge lending.
So, we combine sector experience with a fresh approach.
It’s great to see the second charge market growing and we see no reason for that trajectory to change. We entered this market to help grow it. It’s an exciting place to be and has a lot to offer brokers and customers alike. More and more people are seeing the benefit of a second charge mortgage, and we’re keen that all advisers have second charge offerings as part of their portfolio.
It’s cliche, but people buy from people, and we strongly believe that relationships matter. That’s why we have a field-based team available to visit all our broker partners, and a UK based team on the end of the phone if they need us. Sometimes it’s not about offering something different, it’s about offering what the customer needs, and doing it well.
Without a doubt our ability to take digital signatures throughout the journey is massively advantageous if the customer needs the funds quickly. The speed at which it is possible for us to process a second charge mortgage, considering it is a mortgage, is still met with surprise by those new to the sector. At Interbridge we are doing everything we can to make the customer journey as smooth as possible, which includes using tech to ensure our responsible lending processes are easy to follow and straightforward.
By lending up to 95% LTV we are able to provide a broad range of options for more customers and consider applications on a case-by-case basis to ensure we fully understand the customers’ requirements.
Talk to us! We’re a friendly bunch, and always happy to chat about the details of a case. We take a common-sense approach to our underwriting policy, so even if you don’t think it will fit with us as a lender, give us a call and we’ll take a look at it. We’ll be able to give you a quick decision so no time wasted, it’ always a fast yes or no from us.
We are in the middle of a myth buster series on LinkedIn where we tackle head on some of the myths around second charges and why those myths are just that! But second charges have many advantages, one of the main ones being that the first mortgage doesn’t have to be disturbed, like it is on a re-mortgage. A customer can borrow funds without affecting the interest rate or lending terms they have on the first mortgage. Which is great if the customer has a low interest first mortgage.
We are passionate about growing the market. We feel there are customers out there where a second charge mortgage would suit their needs, but it’s not presented as an option for them. This might be because a broker isn’t aware of the benefits of it or simply doesn’t have the links with the second charge lenders. We want to change this and give all customers access to a second change mortgage if it’s right for them. And that can only be decided after they receive advice from an adviser who knows the benefits of the product.
So 2025 is about broadening the market and education, education, and education. We’re here to help any broker who wants to get into second charge lending, whether that is to deal with lenders directly or find a master broker who can help them to help their clients.
Having been in Financial services for over 20 years it’s difficult to think of a career this doesn’t involve second charges. As a young university fresher, I always told people I’d be a dolphin trainer – whilst the second charge industry might not be quite as exotic, in the last 12 months we’ve worked hard to drive innovation and significantly enhance our customers’ experience, which is pretty exciting to me.
