The Situation – A client approached us through an introducer in urgent need of funding for the purchase of a residential property that had been deemed uninhabitable by a first charge mortgage lender. The lender had issued a £0 valuation, which meant that traditional mortgage routes were completely unavailable.
The client had clear plans to renovate the property extensively, including a full refurbishment and modernisation, and intended to move into it as their main residence once the work was completed. They also had an established exit strategy in place via the future sale of their current home. However, the client’s situation was further complicated by a history of adverse credit, which restricted their access to mainstream lenders. With time running short to complete the purchase, speed and flexibility were absolutely essential.
Our Solution – Understanding the urgency, The Loan Partnership team immediately set out to identify a lender capable of offering a regulated bridging loan that could accommodate the client’s credit profile and the property’s current condition.
We sourced a bridging facility that not only provided the speed required but also offered a competitive rate of 0.91% per month. The total loan amount of £150,000 covered both the remaining purchase balance and an additional £30,000 to fund light refurbishment works.
To save time, a desktop Automated Valuation Model (AVM) was used in place of a full inspection, which significantly expedited the approval process. In addition, the case was handled through TLP’s in-house legal team, allowing us to maintain momentum and ensure the transaction moved swiftly from offer to completion.
By combining a flexible lender approach with proactive case management, we were able to overcome the obstacles of adverse credit and uninhabitable property status, ensuring a seamless process from start to finish.
The Result – Within just three weeks of the initial enquiry, the case was fully offered and completed. The client received the funds required to finalise their property purchase and commence renovation works, putting their long-term home ownership plans firmly back on track.
