Reducing Monthly Outgoings by £800 with a Smarter Lending Solution

Reducing Monthly Outgoings by £800 with a Smarter Lending Solution

March 2026

Managing multiple debts can quickly become overwhelming, especially when monthly repayments begin to stack up. In this case, our clients were looking for a way to regain control of their finances, reduce their outgoings, and move forward with greater stability.

With the right approach and a carefully structured solution, we were able to help them do exactly that.

The challenge was clear:

The clients had built up several financial commitments that were becoming difficult to manage month to month. Their repayments were high, and the pressure on their finances was growing.

At the same time, their existing mortgage was on a fixed rate, meaning switching or remortgaging would have resulted in early repayment charges and potentially higher costs. They needed a way to improve their situation without disrupting what was already in place.

Our solution

After reviewing their circumstances, Simon and Claire arranged a £73,000 secured loan through Admiral Mortgages, designed to bring all their existing debts together into one single, structured payment.

The loan was set over a 21-year term, keeping monthly payments at a comfortable level. Importantly, the solution was built with the future in mind, allowing the clients to clear the loan when their current mortgage deal ends in 2029, avoiding additional charges.

Throughout the process, our advisers managed everything from start to finish, keeping the clients informed and ensuring the application progressed smoothly. The full process was completed in just 15 days.

Why This Matters

For many homeowners, the idea of changing their mortgage can feel like a big step, especially if they’re on a competitive rate. This type of solution provides an alternative allowing you to access additional funds and improve your financial position without changing your existing mortgage.

It’s about finding the right structure for your situation, rather than a one-size-fits-all approach.

The Outcome

The impact was immediate. The clients’ new monthly repayment came to £570, reducing their overall outgoings by around £800 per month. This not only eased financial pressure but also gave them a clear plan moving forward, with the option to review everything again when their mortgage deal comes to an end.

The clients were extremely pleased with both the outcome and the service, highlighting the speed, communication, and support they received throughout the process.

Why Choose TLP

At The Loan Partnership, we know that no two situations are the same. That’s why we take the time to understand your circumstances properly before recommending a solution.

Our team will guide you through the process from start to finish, handling everything behind the scenes and keeping you updated every step of the way. We work with a wide range of specialist lenders, which means we can often find options that aren’t available on the high street.

Turning a Tight Auction Timeline into a Secured Home

Turning a Tight Auction Timeline into a Secured Home

January 2026

Buying at auction can be exciting but it can also become stressful very quickly if funding doesn’t fall into place. In this case, a family found themselves on the brink of losing both their deposit and their new property when their original mortgage plans collapsed.

The challenge was clear:

Our clients had purchased a property at auction with every intention of completing through a standard mortgage route. When that option fell through late in the process, the reality hit hard. Auction deadlines do not move, and without immediate alternative finance the purchase would fail.

Losing the deposit was a real possibility, and the emotional strain on the family was significant. They needed a lender who understood urgency, a team who could navigate complex processes quickly, and someone to take control rather than add more uncertainty.

Our solution –

Bridging team leader Nimal took ownership from day one. After reviewing the circumstances, a £150,000 bridging loan with a 12-month term was arranged through Together. The exit strategy was based on the future sale of the clients’ existing home, providing a clear and realistic pathway forward.

Nimal and the team coordinated valuations, solicitors and lender requirements simultaneously, keeping the clients informed at every stage. Instead of multiple disconnected parties, they had one point of contact driving everything forward. The focus was simple: protect the clients’ position and meet the auction deadline.

Why This Matters

For borrowers, finance is personal. This wasn’t just about a property transaction—it was about security, plans for the future and the fear of losing hard-earned money. Bridging finance, when managed properly, can provide a safe and practical solution rather than a last resort.  What made the difference here was not only the product, but the people behind it. Having an experienced case manager meant the clients were never left wondering what was happening or who was responsible.

The Outcome;

The loan completed successfully in nine days from enquiry, including valuations and full legal process. The property is now officially the clients’ home and the immediate financial risk has been removed.

The family expressed their gratitude for the dedication and persistence shown throughout, recognising the “huge amount of work” that went on behind the scenes to rescue the purchase. What felt like an impossible situation ended with keys in hand.

Why Choose TLP

At The Loan Partnership, we understand that every case represents real lives and real pressures. Whether it’s an auction deadline, a broken chain or a complex scenario, we focus on solutions that move at the speed clients need.

How we turned a near-loss into a completed purchase in just 9 days with bridging finance

How we turned a near-loss into a completed purchase in just 9 days with bridging finance

January 2026

Auction purchases move at their own speed and when funding falls through, advisers need a partner who can step in without hesitation. When deadlines are immovable and the stakes are high, TLP are here to help.

The challenge was clear:

The clients had secured a property at auction with the expectation that their original mortgage route would complete in time. When that solution unravelled late in the process, the completion deadline remained fixed and the risk became immediate. Without alternative funding, the clients faced losing their deposit and the property they had worked so hard to secure.

For the client’s existing broker, this was a critical moment. They needed a specialist lender, fast valuations, and a team able to manage legals at pace without the usual back-and-forth that can stall auction cases. It required more than product sourcing; it needed ownership from start to finish.

Our solution

Here’s where bridging specialist Nimal stepped in and helped coordinate the entire process end-to-end. Using our established lender relationships and bridging expertise, we were able to secure a £150,000 12-month Together Personal Finance bridging loan, with the exit based on the sale of the clients’ current residential property. Every element – valuation, underwriting and legal work was driven forward with a single focus: meet the deadline.

By keeping communication clear and proactive between lender, solicitor and introducer, the case moved at genuine speed. What often takes weeks was compressed into days, without cutting corners or compromising on compliance.

The Outcome

Thanks to the team’s efforts, the process from first enquiry to completion took just nine days. The clients secured their auction purchase, their deposit was protected, and the introducer retained a grateful customer – exactly the outcome every adviser hopes for in a crisis.

Why Advisers Work with TLP

For advisers, moments like this define client loyalty. When a mainstream route fails, having a trusted specialist partner can be the difference between saving a deal and losing it completely. This case demonstrated how quickly TLP can mobilise, protecting the introducer’s reputation while delivering a real solution for the client.

This is what partnership looks like: fast decisions, hands-on case management and lenders chosen for action rather than theory. When time is against you, TLP steps in alongside you.

Fast Regulated Bridging Loan for an Uninhabitable Property with Adverse Credit

Fast Regulated Bridging Loan for an Uninhabitable Property with Adverse Credit

September 2025

The Situation – A client approached us through an introducer in urgent need of funding for the purchase of a residential property that had been deemed uninhabitable by a first charge mortgage lender. The lender had issued a £0 valuation, which meant that traditional mortgage routes were completely unavailable.

The client had clear plans to renovate the property extensively, including a full refurbishment and modernisation, and intended to move into it as their main residence once the work was completed. They also had an established exit strategy in place via the future sale of their current home. However, the client’s situation was further complicated by a history of adverse credit, which restricted their access to mainstream lenders. With time running short to complete the purchase, speed and flexibility were absolutely essential.

The Loan Partnership Fast Regulated Bridging
Nimal Shah The Loan Partnership

Our Solution – Understanding the urgency, The Loan Partnership team immediately set out to identify a lender capable of offering a regulated bridging loan that could accommodate the client’s credit profile and the property’s current condition.

We sourced a bridging facility that not only provided the speed required but also offered a competitive rate of 0.91% per month. The total loan amount of £150,000 covered both the remaining purchase balance and an additional £30,000 to fund light refurbishment works.

To save time, a desktop Automated Valuation Model (AVM) was used in place of a full inspection, which significantly expedited the approval process. In addition, the case was handled through TLP’s in-house legal team, allowing us to maintain momentum and ensure the transaction moved swiftly from offer to completion.

By combining a flexible lender approach with proactive case management, we were able to overcome the obstacles of adverse credit and uninhabitable property status, ensuring a seamless process from start to finish.

The Result – Within just three weeks of the initial enquiry, the case was fully offered and completed. The client received the funds required to finalise their property purchase and commence renovation works, putting their long-term home ownership plans firmly back on track.

Why Clients Choose TLP

This was a clear example of how TLP’s experience, lender relationships, and internal resources can deliver quick, practical solutions for clients with complex circumstances. Despite the property’s condition and the challenges of the client’s credit history, our team secured a fast, regulated bridging loan that enabled the client to move forward confidently with their plans.

At The Loan Partnership, we understand that no two cases are ever the same. Through strong relationships with our lending partners and a deep understanding of specialist finance, we continue to deliver swift, tailored outcomes for introducers and their clients — even in the most challenging of circumstances.
